What is a Flat Roof?

A low-slope roof that is not supported by a standard truss system is referred to as a "flat roof." In Florida, the majority of commercial and industrial structures use this sort of roofing, making it a remarkably popular choice for roofing. With new materials, designs, and procedures appearing every day, flat roofing is one of the types of roofs that is developing quickly. Also, this kind of roof has the potential to be very durable if you take care of it, and that is where Turnkey Roofing can help.

Installing Most Types of Flat Roofs

  • Single-ply: Systems that are put in one layer are known as single-ply roofing membranes. Five primary types of single-ply membranes are available: ballasted, completely adhered, mechanically fastened, partly adhered, and self-adhered are the five adhesion states. Single-ply membrane seams can be heat welded, solvent welded, and taped together with various adhesives or seam tape.
  • TPO (Thermoplastic Polyolefin): TPO roofing is appropriate for roofs with flat or lower slopes. While it was initially developed as pond liners, this material has been a well-liked roofing material for more than 30 years. TPO roofs have heat-welded joints on a single layer of roofing sheets. It is one of the least expensive solutions, and it is also simple to fix and energy-efficient.
  • PVC (Polyvinyl Carbonate): This substance is a great option for flat roofs. This roofing membrane is built to last and be simple to maintain. In situations where the roof could come into touch with grease or other chemicals, it is also advised. It is a single-ply with heat-welded seams, similar to TPO. It is more costly than TPO but is still a very cost-effective roofing choice.
  • EPDM (Ethylene Propylene Diene Terpolymer): A synthetic rubber that is frequently used for commercial flat roofs, particularly those on office buildings, distribution centers, hospitals, and schools, EPDM is quite similar to TPO. EPDM has taped seams and is naturally black, unlike other single-ply membranes. Nevertheless, in Florida, and other southern states, the black membrane is terrible for cooling, and the taped seams are more prone to fly apart during strong storms. In the northern regions, the black membrane is good for melting snow in the winter months and heating buildings. This is why it is rarely employed.

Turnkey Roofing of Florida FAQs

Have a roof related question? We have the answer. Check out these FAQs and give us a call today for more information!

  • How long can I expect my new roof to last?

Most roofs are designed to last about 20 years, but it depends on environmental hazards and wear and tear as well as the material of your roof. Certain materials such as slate, clay and metal can last longer than a traditional shingle roof.

  • Do I really need routine inspections? Can I inspect a roof on my own?

The general and recommended rule for a roof inspection is twice a year by a trained professional. As a core service, Turnkey Roofing has inspected hundreds of roofs throughout Florida. While the property owner can look at the roof on their own, it is not a recommended maintenance practice as damage can be overlooked or unnoticed from the ground level or by the untrained eye.

  • How do I determine if I need a new roof?

When it is time for roof replacement (typically around 15 to 20 years with your current roof), you will start to notice various warning signs. Besides age, warning signs include curling shingles, loss of asphalt, water damage to ceilings or leaks, decaying shingles, missing shingles, visible cracks, wind damage or broken shingles.

If your roof is over 15 years old, we highly recommend a consultation for roof replacement as well as routine inspections.

  • How much will a new roof cost?

The cost of a new roof depends on several factors, including the quality and brand of your contractor’s roofing materials, the type of shingle or material you prefer, size of your roof and slope of your roofline.

Remember, the roof is the most important aspect of your home or structure. Turnkey Roofing of Florida does not recommend choosing a roofing contractor based on cost alone. While price is a factor, you should also consider the reputation of the roofing company, the materials they use and the workmanship of previous roofing projects.

  • How long will it take to install a new roof?

We estimate around three or four days to completely install your new roof. However, this timeline is subject to change due to material inventory, weather or coordinating with the insurance company.

I made a great choice using Turnkey Roofing and recommend them highly. The salesman, Hal, was great to help me get the project started and Joe did a wonderful job overseeing and following up to be sure it was a quality install. The installers were quick, professional and neat. They did a complete cleanup at the end. The roof looks great! I appreciated the openness and responsiveness of the whole process, and the price was fair too! Good job, Turnkey!!!
